planning application for A section 75 equestrian occupancy house

This has recently been refused with the main reason for refusal being that it is not economically viable. It has been established that showing a profit of around £50,000 would likely satisfy the conditions for economic viability for a house, as the need to live on site for fire risk, security and horse welfare has already been established. The sellers have started the appeal process. They submitted the ongoing planning application for the mobile home and stables (that took two years). They have established the livery business which has been run for over two years with accounts showing a £29,000 profit that would be increased if the third stable block was added or if the facility was full livery as opposed to being diy livery.

    Possible Wind turbine

Studies have been undertaken by a wind turbine company to site a cluster of three wind turbines with one being on Cuddyhouse Livery Yard land. They recently determined that Fife Council would likely refuse an application for three turbines as large as they wanted but perhaps three smaller turbines would be acceptable if they were the same size as the large one located to the SouthWest of the land for sale. The road access feasibility survey, wind speed assessment and siting position surveys have been passed.

Possible scope to extend onto Meikelsbeath Farm 20 acres which lies adjacent and to the north of Cuddyhouse livery yard
    Location

From Edinburgh head up the M90 motorway to the Halbeath junction. Once at Dunfermline at the slip road lights take the 2nd left at the roundabout and first right at the next roundabout. Go straight on the rail crossing and up the hill to Kingseat. Turn right at Kingseat and 2nd right. Proceed past a large wind turbine on the right, over the motorway and the livery yard is first on the left. From Perth and Kinross exit the M90 motorway at Kelty. Go down to the roundabout and turn right towards Cowdenbeath. Straight on at the mini-roundabout towards Kingseat. Turn first left and proceed past wind turbine on the right (this is the size of the wind turbine that we believe the planning department will allow on the lands for sale) over the motorway and livery is first on the left.

    Roads Infrastructure

The plot is served by a private tarmacadam road which comes off the A92 dual carriageway (with de acceleration lane) and a tarmacadam road coming in from the south with a high-quality tarmac bell mouth and 7 passing places along the public road because planning consent was given for a golf course and the sellers upgraded the south road to accommodate a golf course but never went ahead with the golf course.

    Tree Planting

Trees were planted along the southwest and northern boundaries of the farm. This has creased shelter and a feel of seclusion.
