Boars Bridge Cottage is a charming, semi-detached period home dating back to 1890. The Victorian home has a number of character features, from attractive tile-hung elevations and decorative windows outside to internal elements such as exposed beams and a brick fireplace. The vendor has undertaken a number of renovations over the years, including converting the integral garage to create an extended kitchen, replastering and painting, upgrading all internal doors, adding an external ev charging point and insulating the detached office. It’s a well-appointed and stylish home with décor sympathetic to its age and character, with modern comforts throughout.
The accommodation is well proportioned and ideally suited to family life, with plenty of space downstairs for entertaining or spending time as a family. The highlight of the ground floor is the open plan kitchen, dining and family room, which is on the south and east side of the house, enjoying excellent natural light. The kitchen is well appointed with cabinets and appliances, and there is access to the garden from two separate sets of French doors. On the other side of the house there is a lounge, also double aspect, and to the rear a sun room with lovely views over the garden. Upstairs there are four good-size bedrooms – each one with a lovely, differing view over the surrounding landscape, and two bath/shower rooms (one en suite).
Outside
Boars Bridge Cottage enjoys a quiet, semi-rural setting in an area popular with equestrian pursuits, with fields to the front and rear. The cottage is set back from the road behind a gravel driveway, which provides ample private parking, and there is an attractive lawned area to the front. The rear south-facing garden is L-shaped and arranged around the rear and side of the house, with high hedges providing a high degree of privacy. Landscaping has formed several parcels of lawn bisected by paths, which lead to seating areas, raised beds and a greenhouse, the detached office and a block of stables which is used for storage.
Situation
Boars Bridge is a small hamlet located less than a mile from the village of Little London, which has a pub and a village hall, within the catchment of the popular Priory Primary School. More extensive day-to-day amenities can be found in Bramley, two miles to the east, including a bakery, pub, farm shop, primary school and a branch line train station. There is good road access via the A340 and A33 for links to the M3 at Basingstoke and the M4 at Reading. Both towns also offer a comprehensive range of shopping and leisure facilities. For London commuting, Basingstoke has a station for Waterloo and Reading has services to Paddington. The area is popular with outdoor recreation and there are many footpaths and bridleways in the local area.
