Within the Noel Park Conservation Area, this three-bedroom Edwardian house has been artfully updated to create a warm, contemporary home with a sun-trap garden.

Brickworks Says

The current owners have done a wonderful job updating this Edwardian home. The kitchen stands out, with its rustic flooring and shaker-style cabinetry giving it an unmistakable countryside feel. Yet, floating shelves and metro tiles balance this for a more modern sensibility. Knitting these design elements together are the dark wooden doors opening out to a gorgeous landscaped garden––a space to happily while away the hours.

The clever balance of old and new is evident all over, from the open-tread staircase to the classic white-washed walls and wooden floors. There are even some surprises to discover, like the 'hidden' floor storage under the stairs, which pulls up to reveal a handy cubby cove for storing the bits and pieces of life.

Maurice Avenue sits on the edge of the Noel Park Conservation Area, moments from Russell Park and only a short walk from Wood Green, Turnpike Lane and Harringay Green Lanes. This means you get the benefits without compromising on the calm and sense of community this pocket of North London has become known for. This is all backed up by brilliant transport links, including Turnpike Lane tube and numerous buses along Wood Green High Street.

Talking of which, we think Wood Green is having its moment. The Green Rooms and Blue House Yard have been established for a while now, but a flurry of new places have opened up recently, including our absolute favourite: Olive Three. Perhaps it's time to consider this often overlooked neighbourhood, as it might just be the next go-to area...

The Owners Say

We've had a wonderful time living in this house. Whatever is happening outside the front door, it always feels calm and tranquil inside.

Pressed to name our favourite things, we particularly love the views of the park from the upstairs office. We also appreciate the sunshine in the kitchen on cold winter mornings or opening the French doors in the summer for BBQs in the garden.

But most of all, for the first time living in London, we feel part of a community. The house sits in a small street, so we know our neighbours well. Connected through a WhatsApp group, people genuinely support each other and enjoy organising street parties.

Points To Consider

Energy Performance Certificate (EPC):
Current Energy Rating C. Potential Energy Rating B.

Council Tax:
The property falls into Band D (£2,107 in 2023/24) in the borough of Haringey.

Utilities:
Current monthly costs are approx: Electricity £80, Gas £80 and Water £30. These figures naturally change seasonally during the year.

Recent work:
We changed the layout downstairs in 2020, moving the bathroom from the back of the house to its current location. The downstairs doors, windows, and French doors, as are the radiators and fireplace, are all new. The garden was also completely redone in 2021. The wardrobe in the main bedroom is new, as is the TV cabinet installed last year. Planning ahead, the owners have taken electricity to the loft, installed plugs and lights, and installed a new pull-down wooden ladder. The outbuilding has poured concrete foundations, linked it to mains electricity with the ability to connect to running water.

Getting around:
You can get the tube from Wood Green or Turnpike Lane (which is a little closer). Both connect to the Piccadilly line. Various buses run nearby, including the 141, which gets you to Stoke Newington in about 30 minutes.

Schools:
The house consistently falls within the catchment area of the highly regarded Belmont School and Noel Park Primary School, which Ofsted rated Outstanding.

Onward plans:
The current owners need to find and are actively looking.

Anything else:
Noel Park is one of the earliest garden suburbs in the world, built between 1883 and 1929. The original brief was to provide a self-contained community with high-quality houses for working families, and that guiding principle is as valid today as it was then.
