Well, this is bound to set pulses racing. It certainly did mine! I just love this style of property...A classic 1930's bay windowed semi-detached house with enough back garden to allow for an extension at the rear and the potential with this one to convert the loft space too (subject to consents, approval and regulations that may be required.)
The property has a gas-fired central heating system and is double-glazed. It would. However, be an ideal purchase for someone who wishes to put their own stamp upon it, via a program of extensions and modernisation, and to get the benefit of adding value to the property by doing so. Suggestions could be to knock through into the dining room from the kitchen, add a single-story extension at the rear and convert the loft space, by accessing it from the first-floor landing. Again, subject to consents, approval, and regulations that may be required.
So... Our guided tour starts by entering through the front door into the entrance hall. The first turn on the left will take you into an elegant living room which has a lovely bay window. The dining room is located at the end of the hallway on the left. I was pleasantly surprised by the generous size of this room, which in my opinion, enjoys private views over the back garden. The kitchen is located at the end of the hallway, adjacent to the dining room, and has a similar outlook too. The staircase in the hallway gives access to the first-floor landing. At the viewing, don't forget to ask me how some owners have extended into the loft space. Like the dining room, I was impressed by the size of all 3 bedrooms. The bathroom and toilet are separate from each other, but again, some owners have knocked these together to form a bigger bathroom.
And so to the outside...Being elevated and set back from the roadside, it ensures that extra bit of privacy for the living room. The front garden is planted and has a driveway that extends down the right-hand side of the property to a garage at the rear. By entering into the back garden, seeing the size and privacy will certainly bring a smile to your face. The back garden has been measured at just a tad over 60 ft or so in length. Built into the side of the house is a store room; some local residents have converted these to form a guest cloakroom, accessed from the hallway.
Ahhh... But what about the amenities I hear you ask...loads of them! All nearby within Chapel Allerton...All sorts, and too many to mention...but do let me know if you think there are any of value that are missing. Don't tell too many people though, because if you do come up with one, you may be onto a winner!
So there you have it: One of Chapel Allerton's hidden gems. This is a property that should be placed right at the very top of your house-hunting shopping list...so please be quick and book yourself an appointment, and I will see you there at the open viewing.
