To the rear are French doors with full length windows either side allowing the natural daylight to flood in. The original oak beams and deep-set front window enhance the cosy feel of the room. Leading from the lounge and up two steps along a short passageway is the home office, a great working from home option with a Velux window providing natural light as well as French doors leading to the back garden. Next to the office is the extremely spacious boot/utility room, which was converted from the integral garage to provide a functional space. There are several base units for storage and ample space for freestanding appliances, as well as a storage cupboard and pulley.

Returning to the hallway, on the right is the dining kitchen, truly the heart of the home housing a double sided log burner servicing both living areas. This classic country kitchen exudes appeal with a good selection of wall and base units in tonal hues befitting of the space as well a double Belfast sink and granite work surfaces fulfilling the look. From the hallway opposite the kitchen is the utility room with further storage by way of wall and base units, a double sink, space for a freestanding appliance and access to the rear vestibule.

The principal bedroom is at the far end of the hallway, an appealing room with stunning vaulted ceiling with oak beams creating a grandiose feel while maintaining the cottage appeal. Milnathort is a small town in the parish of Orwell in the county of Kinross-shire Scotland and since 1996, the local council area of Perth and Kinross. The smaller neighbour of nearby Kinross, Milnathort has a population of around 2,000 people. It is situated amidst countryside at the foot of the Ochil Hills and near the north shore of Loch Leven. From 1977 it became more easily accessible due to the development of the M90 motorway. The name comes from the Gaelic maol coirthe meaning "bare hill of the standing stones”. Milnathort's amenities are typical of a small Scottish town with a nine-hole golf course, a park, countryside cycle path, primary school, a range of pubs, cafés and a shop selling ice cream. Kinross High School is close by and is the natural progression for pupils graduating from Milnathort Primary School. Milnathort is well placed, with easy commutes to Edinburgh, Glasgow and more locally Stirling, Perth and Dollar.
