Brickworks Says

An eclectic palette of plaster pink, earthy ochre, and International Klein Blue run throughout this well-designed house in the Tower Gardens Estate; one of London's first 'garden suburbs' inspired by the Arts and Craft Movement of the early 1900s.

Sharing a front porch with an adjoining property but with its own side access, this charming house has a small but perfectly formed living room and a modern country kitchen-diner at the back, including a butler sink with views over the garden. There's also a utility space with handy extra storage.

Upstairs are two good-sized bedrooms, one with a bank of bright blue built-in wardrobes and the other drenched in sunset yellow paint––currently set up a home office, but suitable to various needs. The bathroom is simple but still excites with its muddy-toned walls and pink floor. And it doesn't end there; behind a door is a 'secret' staircase leading up to a cosy space in the eaves. While this room isn't an official bedroom, it's an eminently usable space, whatever designs you have in mind.

Between two large and much-loved parks ––Lordship Recreation Ground and Bruce Castle Park ––the Tower Gardens Estate is surrounded by green space. And while quiet and tucked away, which is part of its appeal, local buses run directly to Turnpike Lane, Seven Sisters or Tottenham Hale for quick trips into London, so you are never far from the action. Nearby favourites include London's first community-run pub, The Antwerp Arms, and Bolland & Crust, a café/bar serving daily specials, natural wine and local beer. The latter is one of Tottenham's great success stories, led by Beavertown, but there are many more breweries and tap rooms to try out and enjoy.

The Owners Say

We'll especially miss the light-filled kitchen, the seemingly always sunny garden, the way the light falls on the spacious landing in the mornings, the figs our fig tree offers up every year, our friendly neighbours, and the peace and quiet—particularly in the loft.

Plus, the layout of the house functions so well on a day-to-day basis. The fridge and utility room are tucked away, the pantry and coat cupboard, the bathroom is right across the hall from the bedrooms, and there is an insane amount of storage. But, for us, the stand-alone feature is our kitchen sink, with an unbroken view of the garden. It makes washing up a pleasure.

We have put so much love into our first little house––we will be sad to leave. We still treasure it and Tottenham, so we won't be moving far from the area or Tower Gardens Road.

Points To Consider

Energy Performance Certificate (EPC):
Current Energy Rating E. Potential Energy Rating C.

Council Tax:
The property falls into Band C (£1,873.18 in 2023/24) in the borough of Haringey.

Utilities:
Current monthly costs are approx: Electricity £69, Gas £68 and Water £36.

Recent work:
The current owners bought a new boiler and stripped and sanded the floors in the living room, hallway, stairwell, landing, and both bedrooms. They laid Marmoleum floors in the kitchen and utility room. They repainted throughout, laid gravel in the garden, painted the shed and fencing black, and planted up the flowerbeds and boxes.

Getting around:
Turnpike Lane, Seven Sisters and Wood Green are all nearby, as are Bruce Grove and South Tottenham Overground stations. Cycling through The Rec and Downhills Park and meeting up with the Cycle Superhighway at Seven Sisters is also a great route. You can walk easily to Turnpike Lane in 15 minutes, and the 243 and 123 bus routes are just moments away.

Green space:
The current owners are huge fans of their local park, the Lordship Recreation Ground (we are, too). 'The Rec' has a lot going for it, including resident terrapins, tons of activities, and good value food and drink at The Hub. Plus, The Trove Market offers kids' activities, music, food, and more on the first Saturday of every month. There's also an area for kids to learn how to ride bikes, as well as a Park Run every Saturday morning.

Anything else:
The Tower Gardens Estate was built between 1904 and 1911 to the radical ideals of Architect W. E. Riley. One of the new 'Garden Suburbs', whose creation was backed by wealthy social reformers of the day, in cooperation between architects and craftsmen. This collaboration of skills also gave the architectural style its name: The Arts and Crafts Movement.

The 954 homes in Tower Gardens made it the most significant development undertaken by the London County Council (lcc) at the time. It is an enduring example of progressive Edwardian architecture, which is rare within London's largely Victorian housing stock. Tower Gardens was given Conservation Area status due to its unique architectural approach and the quality of construction of its properties.

Credit to for inspiration.

Onward plans:
The current owners are staying in Tottenham but moving closer to family.
