We should probably apologise in advance for the liberal smatterings of superlatives here; we don’t often do this, but then you do not often come across a house as special as 6 Buckleigh Way! These “Wates” mid-century townhouses have always been very popular with Crystal Palace residents for obvious reasons: The location is a big draw, the architecture another, and the fabulous internal space, in this instance, the house has been extended to just over 1300ft2, and this space is really well arranged.

At number 6, on the first floor, the centrepiece is the vast open-plan kitchen/dining/living space; it’s an incredible 37 ft long, with fabulous light and beautiful views at both the front and the rear. The front of the reception space has seen the original windows replaced with floor-to-ceiling glass, and one of the windows opens in three different positions, so you can hinge it open like a door slightly ajar, a door fully open, or have it hinged from the floor upwards. Given the incredible southeastern aspect at the front, on very hot days (with no kids around), the door-fully open setting will be a boon. There are charming painted wooden floors, awash with white, that help bounce that southern light around, and on gloomier days, the gas fire helps create a warmer ambience.

The dining space is sat beneath a sizeable ceiling lantern, where you’ve space for an impressive dining table or even a sizeable kitchen island and an impressive dining table. The large sliding doors leading onto the garden really do create that outdoor/indoor living experience, with the garden being seamlessly at the same level. There are incredibly large floor tiles, creating that luxe vibe; we can’t imagine getting them in and installing them was easy, but thankfully, someone else has done the hard work here.

The kitchen is minimalistic and elegant in design, with an impressive length of marble punctuated by only a sink & (gas!) Smeg hob that creates a design feature out of a practical and functional space. The units are covered in burnt wood, a material found elsewhere on the exterior, and are a welcome departure from the off-the-shelf kitchen finishes found in most homes. For those requiring more storage, the wall above the worktop offers a lot of space to add more.

Moving upstairs, the primary bedroom is as decadent as you might find south of the river. With a stone freestanding bath sitting proudly in the corner, you could be forgiven for thinking you were in a luxury hotel suite. The vaulted ceiling adds to the drama, as do the floor-to-ceiling windows (also found in the reception), which take advantage of that southeastern aspect, where you’ll catch the most beautiful sunrises. From a practical perspective, the primary bedroom has a long, wide wardrobe built in, and an additional storage cupboard can be found behind the bedroom door.

You may be torn on which is your favourite room upstairs, sure, the primary bedroom, with its vaulted ceiling and bath, makes for an uber-attractive room, but the second bedroom, which is adjacent to the primary, has been colour-drenched and has the most phenomenal view out over the living roof and the architecturally designed garden. Again, the black framed floor-to-ceiling windows hinge open completely, giving an uninterrupted view over the lush, colourful outdoors. The built-in shelving has been designed so it easily converts into wardrobes if anyone ever feels the need for more storage. Next door to the second bedroom is a shower room, a well-designed space with a walk-in rain shower.

On the ground floor of the house (which isn’t in the video as it is tenanted and wasn’t available on the day of production) is a large bedroom with a dressing area and its own private bathroom. It is currently let out, generating a decent income each month (please do enquire if interested as to how much). It has large windows that span the width of the room, and it also has that southeast-facing aspect, making it wondrously bright first thing.

Outside, at the front, there is a driveway for one car, although currently the drive is occupied by two large potted birch trees, which give the house shade in the hot summer months as well as privacy and a nice view, but these can easily be picked up and removed to reinstate the parking. At the back, the architecturally landscaped garden consists of two tiers; the lower tier flows seamlessly from the house, as mentioned, and is very low maintenance. It’s a fab space for entertaining and would host al-fresco meals & BBQs. There’s an attractive water feature and a dazzling array of plants (although these may only be available by separate negotiation). There’s a cute seating area on this level, and with fewer plants, there is space for a large table and chairs to entertain your many guests! The upper tier is set up with naturalistic planting, with a path from the rear access and a useful and secure shed.

Location-wise, the house is in super close proximity to our vibrant Crystal Palace Triangle, which offers a selection of cafes, incredible coffee shops, some exceptional restaurants, boutiques, galleries, and vintage furniture & clothes shops, there is also an Everyman Cinema and yoga school on Church Rd. The strong local community based around the triangle is evident as is its distinctly artsy & creative vibe, which is reflected in the local businesses. Most are independent, which we locals are rightfully proud of. At weekends, there are two artisan food markets on, one at Haynes Lane market, which operates on Saturdays; it offers the best fresh produce, including cheese, bread, meats and vegetarian options, the other is in Crystal Palace Park which is on every Sunday, offering all of the above plus some incredible street food.

For local schools, there’s Rockmount Primary, which is a very popular Ofsted outstanding-rated school, All Saints is also close. Dulwich is also home to many revered schools and is easily accessible from this location.
