This gracious first floor apartment forms part of the prestigious grade II* listed wellswood park, originally designed as three terraces of five fine town houses built circa 1853 to the designs of the Harvey brothers, reputedly one of the finest builders of the period in Torquay. Approached through a private entrance door, the living space centres around a split level hall with the sitting room and principal bedroom facing southwards with views over the beautiful green swathe of the residents private park.

The amenities of Wellswood can be found crossing the end of the road which retain a 'village ambience' with local pub, highly regarded primary school, convenience store and delicatessen. Scenic walks can be enjoyed beyond through the wooded Ilsham Valley to picturesque Meadfoot Beach, continuing toward Torquay's bustling harbour, Yacht Marina and sea front promenade with Princess Theatre, Torre Abbey Sands Beach and Train Station at the far end.

Owner's Insight

"Wellswood Park first became our home in 1999, with the elegance of the crescent, beautiful residents private park, natural beauty of the area, and convenience of amenities all important factors in our decision. My husband decided it would be a fabulous idea to live in France, so we sold the apartment in 2003 and set off over the water, but soon realised it was not for us and returned to London later that year. Missing our life in Torquay we called the agents in 2006 to initiate a move back to Devon, and interestingly our old home was coming back to market! So after a second wonderful tenure at Wellswood Park, where I love the benefits of being on the first floor, I am now finding the steps a little more challenging.
We will be staying local as the location is perfect. Living at Wellswood Park is a lifestyle, and we are certain whoever takes over 2A will find as much love as we have."

Step Inside

A private front door opens to the reception hall with two useful storage cupboards. An elegant staircase rises to the First Floor Split Level Landing with full length arched window allowing ample natural light. Bedroom 3 is currently utilised as an office with window to the roadside approach. Bedroom 2 is a spacious room with window to the roadside approach. Stepped access to the shower room which has recently been re-fitted with walk-in double shower, wash hand basin set in vanity unit with cupboards and drawers and WC. Tiled walls, heated towel rail, extractor fan and connecting door to the upper landing. The kitchen is fitted with a range of units and working surfaces with sink. Built-in double oven and microwave, ceramic hob with cooker hood over, provisions for washing machine and dishwasher. Rooflight.

Upper Level

From the Kitchen five steps rise to the dining room with door to the upper landing, high level window and ample space for dining or study area. The sitting room is a bright and gracious room with two large windows enjoying fine southerly views over the private grounds of Wellswood Park. Ornate cornice work to ceiling and period style fireplace with base cupboards and shelving to either side. The principal bedroom is an equally elegant room with two windows enjoying southerly views over the communal park. En-suite with tile panelled bath, corner shower cubicle, vanity unit and WC. Tiling to walls and floor.

Step Outside

Opposite the front door is a private double garage with remote controlled up and over door, power and lighting. Unrestricted on-road parking. Access to the communal park is via a secure gated pathway. The shared grounds of Wellswood Park are a striking attribute, extending to circa one and a half acres with extensive lawns, discreet seating areas sheltered amidst beautiful trees and mature shrubs. The park is exclusively for the use of the residents.
