This immaculate home is part of an exclusive over 55's gated development with maintained gardens, site assistance manager and allocated car port parking. The property offers spacious accommodation including three reception rooms, two bathrooms, a private courtyard garden as well as a larger communal garden.

Description

The property is entered into the hallway, which has an under stairs utility area with the airing cupboard, and a wet room with a walk-in shower, low level WC and pedestal hand wash basin. The sitting room is a spacious, light room with an archway leading to the dining room. Adjacent to the dining room is the well equipped kitchen which has wall and base units, a one and half bowl sink with drainer, and fitted appliances including an eye level oven, microwave, dishwasher and washing machine, as well as a gas hob. Back through the dining room are doors opening into the garden room, which overlooks the rear garden and patio doors leading outside.
Upstairs there are two double bedrooms, both of which have a fitted double wardrobe, and a single bedroom currently equipped as a study. The bathroom suite comprises a paneled bath with a shower over, low level WC and a vanity unit hand wash basin.

Outside, the private garden is laid to patio with fencing and trellis, and a gate opening into the communal garden. The communal garden is a mix of lawn and patio areas, with seating and a mature garden which has a range of trees, shrubbery and flower beds. The communal garden is all maintained by the site manager. The property also benefits from an allocated parking space in a shared car port, and a bin store on the edge of the development.

The Owners Comments:

The houses in Stapleford Court were built in 2009 to provide a secure gated environment for the over 55's. Set in peaceful attractive grounds, several of the residents who moved in then, are still living there. The properties are sold freehold, with responsibilities towards the maintenance of parts of the estate, not being sold individually. Tree and shrub care, window cleaning, and outside maintenance are in the care of the management organisation who are also responsible for building insurance on all the houses.

Number one is different to almost all the other houses at Stapleford Court. Tucked away at the end of the terrace it is one of only two cottage style houses and the only one to have a secluded area of lawn and garden to the front and rear of the property. Amongst the shrubs at the back of the house live four resident hedgehogs who have their own houses and are fed every night at a feeding station. Most of the houses have a conservatory attached, with no heating, while this house has a garden room with a tiled roof and radiator. The house also has a water sprinkler system in case of fire, larger rooms than most of the other houses, and also a utility room.

There is an estate office which is manned by a very friendly and helpful manager, a bin store which is a central point for rubbish, and recycling of every sort. The beautiful, landscaped gardens and seating areas are for the use of all residents and their visitors. They are a haven for wildlife with a great variety of birds all happy to be provided with food. Covered parking bays are provided for all residents and every house has its own private courtyard garden area, with number one having one of the largest. Well-behaved pets are welcome.
