On the opposite side of the road to 46 to 48 Bradford Street Connaught Square has received
planning consent to construct 770 apartments with 42,000 sq ft of commercial space over a number
of buildings including a 27 storey tower.

Smithfield Market.
This is the former wholesale market (approximately 100m from 46 to 48 Bradford St) of 34 acres, which is to be redeveloped to provide 2,000 homes and 3 million sq ft of commercial retail and
leisure space. Lendlease is the development partner with Birmingham City Council construction is
expected to commence in 2022.

There are additional residential developments within the immediate area, some are completed
whilst others are at the planning stage. It is clear Bradford Street is becoming a well established as a
residential location.

On the site is a former industrial unit without a roof between the Red lines on the photograph with
an approximate area of 9,900 square feet, 0.22 acre. The office building on the right is not part of the
sale.

Consent was granted for application number C/06746/03/ful (also 2003/06746/pa) on 16 October
2007 for the Demolition of Existing Buildings and the Erection of 28 Residential Flats and 2 Live/Work
Units with Associated Vehicular Access and Parking. The planning has now expired.
